Overview
The Territory Sales Manager (TSM) is responsible for leading business development efforts and driving revenue growth for large-scale, custom-designed modular building solutions. This role focuses on permanent or semi-permanent modular construction projects across commercial, industrial, and educational sectors. The ideal candidate is a strategic, consultative salesperson with strong technical aptitude and experience managing long sales cycles, multi-stakeholder coordination, and high-value proposals.
Key Responsibilities
Strategic Sales & Territory Management
- Develop and execute a strategic sales plan to grow market share within the assigned territory.
- Identify and pursue opportunities for larger scale/custom modular projects—including commercial buildings, educational facilities, medical spaces, and specialty space solutions.
- Maintain a robust pipeline of qualified leads and long-term project opportunities.
- Conduct regular territory analysis to identify growth segments, competitive activity, and new business targets.
Consultative Selling & Project Development
- Engage with clients, architects, engineers, general contractors, developers, and government agencies to understand project requirements and propose modular solutions.
- Lead discovery conversations related to site conditions, design specifications, building codes, budget constraints, and project timelines.
- Collaborate with internal design, estimating, engineering, and project management teams to develop preliminary drawings, budgets, and formal proposals.
- Present complex modular building solutions and project concepts in a clear, compelling manner.
Relationship Building & Account Management
- Build and maintain strong relationships with key decision-makers, stakeholders, and long-term accounts across the territory.
- Represent the company at industry events, trade shows, and networking functions to expand market presence.
- Facilitate pre-construction meetings and ensure seamless communication between customers and internal teams.
Proposal, Pricing & Contracting
- Develop detailed proposals, RFP responses, cost estimates, scopes of work, and contractual terms.
- Lead negotiations to secure project awards while maintaining profitability and alignment with company guidelines.
- Manage documentation, approvals, and handoff to project delivery teams following contract execution.
Qualifications
Required
- 3–7 years of sales experience in commercial construction, modular buildings, prefabrication, or related industries.
- Proven success managing long sales cycles and winning complex, high-value projects.
- Strong understanding of construction concepts, building codes, and design/build processes.
- Excellent communication, presentation, and negotiation skills.
- Proficiency with CRM platforms and Microsoft Office.
- Valid driver’s license and ability to travel within territory.
Preferred
- Experience selling custom modular or prefabricated building systems.
- Knowledge of architectural plans, specs, and estimating processes.
- Existing network of contacts with architects, GCs, developers, or commercial real estate professionals.
