Architectural Excellence : All structures in Bricktown require a brick facade. Architects managed to layout the brick in a pleasing manor that not only met local requirements and complimented the neighboring developments but also stayed true to the AC brand’s modern and sleek finish. Inside, the European-inspired guest rooms with carefully selected finishes give guests a luxury, high-end experience, at a business travelers rate.
Half of the “L” shaped building is a straightforward double loaded corridor design, but the wing over the lobby required added planning for a unique, multilevel podium deck to allow for vast open spaces in the lobby. Modules begin on the second floor, over a concrete podium, but the lobby ceilings extend into the second level in two different areas. The already difficult crane installation was made even more taxing by this and some less than traditional placement of many sawbox modules. If most modular projects are compared to legos, this was more like tetris.
Cost Energy Effectiveness : This was a real world case study, site built vs modular. The developer wasn’t looking to save money on the front end, they were after efficiency, quality, and getting the doors open! As proof of that, they were willing to truck the modules 1,500 miles, much farther than most projects we work on.
This modular AC Hotel opened 7 months faster than a Hyatt Place built traditionally next door. Both projects, which are comparable in size and finishes, were built by the same GC (who is also the Developer) at the same time. Modular allowed him to expand his capabilities without growing his workforce.
With today’s constrained labor market, building a hotel of this size in 15 months is impressive; building two hotels of this size over the course of only 22 months might be impossible without modular.

Technical Innovation : It takes more than a great manufacturer to pull off a successful project; a willing developer, motivated GC, and a seasoned set crew all played crucial roles making this happen. The GC had never touched a modular project before, but they wanted to learn and use this experience to set themselves up for future projects. Though there are some great building features worth touting, the most innovative point of this project was the team process; it required a lot of face time to get everything right, but we all knew we were on the same team and worked through each step to come out on top.
One example was the location of the ADA rooms. Though original designs called for them to be stationed close to the lobby, this layout would not work efficiently for modular. Everyone came together and was able to come up with a fairly simple solution, that ended up making the whole floor plan more efficient and possible.
