Award Winner : Modern Building Systems, Inc.
Architectural Excellence : Lafayette Elementary School in Albany, Oregon required an extension of their existing building in order to house their growing student population. This large custom structure features: six classrooms, a girl’s washroom, a boy’s washroom, a staff gender neutral washroom, staff workroom, and a large open multipurpose room for group activities. The high efficiency gas mechanical system was placed in the attic to add to the aesthetics, furthering the look of a permanent structure. This building was designed to match the exterior of their existing school, and includes a covered connecting walkway to seamlessly move between the existing school and the new, modular addition.
Cost Energy Effectiveness : The school district required the classrooms to be fully operational prior to the start of the 2017 school year, and looked in to other methods of construction before deciding on modular construction. The client decision to go modular was ultimately due the tight construction window allowed. Modular construction allowed for excavation and foundation to be begin just a few days after school let out for the summer. Modules were craned just a few days after, significantly cutting the total construction time and onsite Davis Bacon wage labor cost. The 10,000 square feet of quality educational space was completed in fewer than eight weeks on site and welcomed the students and faculty in time for the 2017/2018 school year.

Technical Innovation : Large triple pane windows were added for sunlight, maintaining the energy efficient heating and cooling within the structure. 9’ ceilings were designed and integrated into the building at the request of the school district. Additional insulation was added to the walls to further increase the energy efficiency of the structure and to help to sound proof the classrooms from outside noises. Low VOC paint helps to maintain the air quality in the classrooms, and reduced the environmental impacts of the build. The high efficiency gas mechanical system was designed for energy savings as the goal while maintaining a reliable comforting climate in the building.
