Architectural Excellence : This Bank of Montreal branch was built as a temporary solution to facilitate a phased deconstruction of the surrounding mall during redevelopment. Thanks to the relocation and placement of modules within the existing structure, the bank was able to serve customers without interruption of service.
This full-service branch includes a modular bank vault with safety deposit boxes, private offices, file storage, ATMs and night deposit, staff room, washrooms and a large banking hall. The bank vault was installed before the arrival of the modules and all finishes were selected to conform to Bank of Montreal corporate standards. The building façade was designed to integrate into the temporary mall façade.
Cost Energy Effectiveness : A collaboration between Britco Construction, Urban One and PCL meant that each partner was able to focus on their key construction strengths, resulting in maximum efficiency and cost savings for the client. Efforts were made to maximize the amount of finishing done in our facility prior to shipping to reduce timelines on site. The ability to relocate the modules at the end of the tower construction means that much of the tenant improvement costs can be recovered, rather than being disposed of when the balance of the mall is deconstruction for the phase 2 tower.

Technical Innovation : The mall floor was reinforced during the move out of the previous tenant (a grocery store) to support the weight of the pre-fabricated vault, which was also installed before the arrival of the modules.
During this prep work, the modules were build off-site and then transported to site. Once on-site, they were inserted into the vacated space in the portion of the mall that is to remain during “phase 1 tower construction”. A portion of the mall was then deconstructed around the branch while it was being finished.
Once completed, the bank transitioned to the new space over the weekend and the section of the mall the bank originally occupied was then demolished. This allowed for a highly condensed schedule with no loss of access for the bank's customers. Once the phase 1 tower construction completes, the bank will be relocated to the new tower since the modules are designed to be re-purposed as a stand alone bank branch in a new location.
