Architectural Excellence : Bellmawr is a small borough in Camden County NJ. The School District serves public school students from pre-kindergarten through 8th grade. Elementary school is one of the most formative and exciting stages in a child’s life and, as such, parents and school officials wanted more early childhood learning opportunities for their students. The District is small and needed additional space to house these programs, and they had no space available in any of their facilities. The solution was to design a permanent early childhood learning center that could be Design-built utilizing modular construction. The new modular building is a 9,660-SF one story building, over a perimeter crawlspace with a 600-SF site built corridor to the existing school. Horizontal Hardi-plank siding, fiberglass clad wood windows, fiberglass reinforced asphalt shingles, and brick veneer with a cast stone sill cap, provide for a seamless Architectural appearance connecting the existing and new buildings.
Cost Energy Effectiveness : The cost was a fundamental concern to the School District as this project had been rejected 3 times due to budgeting. To curtail expense and site disturbance, the project was designed and constructed utilizing modular components for the foundation, building and roof truss system. While the various modular systems were being manufactured, site work was occurring simultaneously. This minimized disruption to school personnel and students, increased quality control, and reduced the overall project cost impact to the School District.

Technical Innovation : Mobilease craned the units on top of a crawlspace which consists of a prefabricated foundation system featuring precast 5000+ PSI concrete panels, with polyisocyanurate insulation and rigid polystyrene boards, that are formed in a factory controlled environment. The panels were delivered and lifted into position with a crane, bolted and sealed.
The HVAC is a self-contained energy efficient unit with a 9.0 EER rating utilizing R-410A refrigerant. It is zoned to accommodate individual rooms with insulated duct work and programmable temperature and humidity controlled thermostats. Energy saving interior light fixtures, occupancy sensor controls and double insulated tinted windows allowing for natural daylight to permeate the rooms, are just a few features that provided savings in energy, emissions and costs.
