Architectural Excellence : The lodge, comprised of 2,586 rooms, features diverse, high-end amenities including two pre-engineered buildings, a 20,000 sq. ft. sports complex with gymnasium, squash courts, weight room, and a raised running track over the gym with second-storey glazing for a full panoramic outside view. Another pre-engineered building houses a 200-seat movie theatre.
The core building includes a highly efficient kitchen layout to serve the 1,200-person dining room, a VIP dining area, lounge, library, convenience store, medical centre, and full laundry service. Fireplaces in common areas provide a warm, comfortable setting. The two-storey accommodation wings are connected by arctic corridors and feature 160 sq. ft. bedrooms with private washrooms. Each room includes a flat screen TV, phone and Wi-Fi capabilities.
Architectural design includes wood open truss features in the reception area that make use of the natural light entering though the clerestory, giving a lodge-like home feeling.
Cost Energy Effectiveness : The project was supplied as a bundled solution which includes design, build, installation and operation of the facility, reducing overhead costs for the client and creating cost synergies.
ATCO was involved throughout the life of the project. As a turnkey package, including O&M, the building was designed with total lifecycle management in mind.
The multi-storey design of the lodge reduced costs by minimizing site preparation, the amount of piles required, utility distribution and the number of arctic corridors. All of this resulted in significant cost savings for the client.
These cost reductions were obtained in addition to those already created using environmentally progressive features.

Green Building Description : Environmental features installed throughout the lodge help reduce environmental impact through economies of scale.
The lodge core makes use of economizers installed on air handling units that utilize outdoor air for cooling. The main laundry area in the core building make-up air units are interlocked with room static pressure sensors in order to vary outdoor volumes depending on system demand, thus avoiding energy waste from heating or cooling excess amounts of outdoor air. High efficiency furnaces are installed throughout, resulting in energy saving from the thermal efficiency rating of up to 98%. To conserve water, domestic hot water recirculation systems are used, as well as low flow toilets, shower heads and lavatory faucets.

Technical Innovation : The lodge’s design reflects the need to maximize operational efficiency and remain environmentally progressive, while providing our guests with a comfortable stay. The two-storey lodge design minimizes the building’s footprint on site, increases population density and ensures that the lodge is as efficient as possible. High sound transmission class (STC) ratings between rooms minimize noise transfer between guests and help ensure a more productive workforce. Individual Packaged Terminal Air Conditioner (PTAC) units give guests control over their environment and reduce energy use when guests are not using their rooms.
Other innovative technology used includes variable volume control (VAV) HVAC systems such as VFD fan motors that result in energy saving during downtime. VAV systems provide tight zone control avoiding energy waste from overheating or overcooling.
