Architectural Excellence : Bogner Hall is a new 28,000 sf three-story modular building with a full functioning basement. Enclosed with full brick and cast stone masonry cladding, aluminum and glass curtain wall with a four-stop elevator. Strategically located perpendicular to the existing residence halls on campus to create a new plaza which is a hub for social activity. The coeducational building houses 96 students in double and triple style rooms. A security desk, three study lounges, two private music practice rooms, large social lounge with TV, foosball and ping-pong tables, comfortable couches and a full kitchen all make it more than just a place to sleep after a long day of classes. It is comprised of 58 non-combustible modules, a fully automatic fire sprinkler system. It has all of the latest security technology, wireless internet access throughout, independent climate control in each suite, as well as a backup generator large enough to support the other to residence halls as well in case of power failure.
Cost Energy Effectiveness : The building had to be placed on a small footprint wedged between two existing residence halls on an active campus. Building off site was the main consideration in the cost of construction and potential campus disruption. The schedule was reduced by 50% saving the owner significant costs in labor, mobilization, demobilization, as there was limited area to stage materials and work. The reduced schedule allowed for an increase of enrollment one full academic year sooner than conventional construction. On-site activity, disruption, disturbance were minimized, which then reduced construction hazards and associated risks. In addition to this, the selection of energy conserving features, such as the blend of mechanical systems and passive ventilation outlined above, coupled with occupancy sensors, energy efficient lighting with programmable lighting controls, building management system, and water saving fixtures all integrate to provide the owner with lower operational costs over time.

Technical Innovation : The building accentuates modularity design, as the 2nd and 3rd floors cantilever along the rear of the building. It is a structural steel post and beam assembly with light gauge infill, pre-poured concrete floors in a composite steel deck to help achieve sound deadening and fire ratings. The custom facility was built completely together in the plant as a three-story structure to ensure precision fit and finish, resulting in a shorter installation time, reduced onsite activity and disruption to the campus. The building arrived with a very high level of completion on the interior, reducing schedule significantly. Features include significant recycled content, solar reflective EPDM roofing, an ExoAir air barrier system designed to reduce energy costs in conjunction with a combination of rigid and sprayed insulation. LED lighting and occupancy sensors, gas fired RTUs with economizers, managed through a fully automated BMS system, low-flow faucets with motion sensors and low-flush toilets.
