Architectural Excellence : This 28’x60’ modular building is being used as an administration office for CA State Parks headquarters in Folsom, CA.
The City of Folsom developed this entire area for additional government facilities at the Folsom Dam location. The general contractor provided all the site preparation, and the site built roof was added to make the structure look more permanent.
Cost Energy Effectiveness : The modular concept was requested since it provided a quicker occupancy than stick-built. We were able to coincide modular construction with site preparation, and complete the modular portion of the project within 90 days.
The siding material was requested to be James Hardie lap-siding product with “Color Plus” technology. This product has the same color throughout each board, which requires virtually no maintenance and saved thousands of dollars in painting costs.
We also included motion sensor light switches throughout the building to meet local energy codes.

Technical Innovation : The below-grade foundation design allowed for sidewalk access, rather than taking up more room for steps & ramping at the site.
We had the complete mechanical system installed on-site, before the roof trusses were installed. This allowed for easier access to install the ductwork, registers, and air-handlers. It also provided an upgraded mechanical system that could not be installed at the modular factory.
The ceiling height was increased to 9’, which made the open areas seem larger than normal. The site-built roof & covered entry made the modular construction look much more appealing, and also blended with the other surrounding buildings.
