Architectural Excellence : This 12,000 square foot, modular ‘bunkhouse’ consists of eleven customized, wood frame modules with a book-in area, kitchen, lounge, gym, locker room, complete washroom and shower facilities and forty bedrooms for overnight stays. The bunkhouse is installed upon a perimeter concrete wall foundation, with interior piers, which elevates the bunkhouse above grade for service requirements at the site. The front entrance includes an elevated concrete porch and stairs with aluminum handrails. An exterior, screened-in porch area was provided for meetings or rest. The interior finishes consisted on maintenance free, vinyl covered gypsum board on all walls, a suspended acoustical ceiling system and a combination of vinyl sheet flooring in the high traffic areas and carpet tile in each bedroom quarter. The bunkhouse is heated and cooled by electric powered, roof mounted HVAC units. Temperature in each bedroom is individually controlled by P-TAC, combination, through-the-wall heat/cool units.
Cost Energy Effectiveness : The initial plan for this ‘bunkhouse’ was to have the entire complex site built by either local trades or the client’s unionized labor force. Utilizing the benefits inherent with modular construction enabled CPR to reduce the construction timetable by as much as 50% and remove the need for expensive, and somewhat unpredictable, site labor.

Technical Innovation : One of the essential components leading to the ultimate success of this modular bunkhouse would be in the sound attenuating qualities of each individual sleeping room. To ensure that each occupant was not disrupted by either internal or external noise, the walls and ceiling assemblies were constructed of sound insulating materials such as dense, soundproof gypsum board; sound isolating sealants; resilient channels in the walls; sound attenuating insulation and heavy, solid core wood doors.
