Architectural Excellence : ModSpace helped Carmel Partners build a combination sales office, fitness center and resource room as part of a major townhome renovation. In addition to a high-end look and fast turnaround, impact on the land was minimized by clearing only a two trees from the site for access. The final layout had to maximize the allotted space and include a 307 sq. ft. reception area, a 456 sq. ft. exercise room, a 222 sq. ft. internet station, a private office, resource room and restroom. Unique features include exposed galvanized spiral ductwork running down the center of the exposed trusses on a vaulted ceiling with recessed lights. A local designer helped complete the décor with high-end interior color, carpet, and tile selections. The building exterior included colored stucco to blend into the natural surroundings. The roof features both a vaulted ceiling in the center and a sloped roof with 12” overhangs around the perimeter, complete with an arbor running the length of the building.
Cost Energy Effectiveness : When Carmel Partners originally conceived of this project they planned to use a conventional “stick-built” method. However, after taking a walk through the Walden Structures factory and seeing not only the materials, but a vision of the final product at a lower cost per square foot, the choice for modular building was an easy one. Costs were also minimized by adding a Titan CB-150 standing seam galvanized roof which features a “Cool Roof” reflective paint system and 35-year guarantee against fading. The roof incorporates Kynar-500 reflective paint which, boasts a 60 percent reflectivity of the sun’s heat and energy savings of up to 20 percent. This project demonstrates that with proper planning, modular designs can integrate energy efficient construction techniques just as effectively, if not more so, than conventional construction methods.

Technical Innovation : Maintaining fresh air throughout the building was an important requirement. Carmel Partners was concerned that the sealed off fitness room would circulate stale air into the sales office. ModSpace effectively worked around the potential issue without driving up costs and avoiding the need for two separate HVAC systems. ModSpace included a pressure relief in the fitness center, which prevented return air from filtering through the rest of the building. They also included separate exhaust and ceiling fans. Throughout construction, the sales office remained fully functioning, with normal air returns.
