Architectural Excellence : Designed 4 identical Quadrants that included private locker rooms, showers, equipment/laundry rooms, offices & training room for 4 United Football League professional teams. Quads share a classroom/film room wing that spans the length of the building.
Monolithic exterior columns are brought inside for continuity, definition, color, and scale. Desert color palette compliments adjacent golf resort. Custom carpet circular inlays soften the linearity of the halls and lead to the central training room.
Granite slab counters, porcelain tile flooring and shower walls, custom birch lockers, birch panels hide plumbing fixtures, ogee tile trim, full width mirrors and chrome shower details all add to the “resort” feel.
Three 100’ x 6’ trusses span the 10,000 sf fitness center that rises 24'. Trusses are painted a bright orange to add to the architectural significance and compliment the perforated metal ceiling panels that perform dual roles: architectural statement and sound attenuation.
Cost Energy Effectiveness : Arizona’s weather requires energy efficiency. The facility is steel with a 6” wall stud (vs 4”) gaining R-value. The EFIS exterior uses a 1” insulation board for a net R-value of 25 for the wall system. Roof systems employ R30+ batt insulation and rigid foam insulation for increased R-value and sound control. Electrical designs are 3-phase for minimum energy use to include energy efficient HVAC units that use scroll compressors and programmable remotely controlled thermostats. The energy-efficiency package uses 1” annealed, SOLEX dual glazing, tinted windows. Close tolerances minimize air infiltration into buildings. The building was sited to maximize solar benefits, window canopies were placed to control sun throughout the year, yet allow natural light.
Custom lockers built and installed by state prisoners as part of their vocational training saved costs. Fifteen percent overall savings according to owner.

Technical Innovation : Schedule constraints (4.5 months construction) required innovation in all phases. Design, CDs, construction and subcontractor scheduling revolved around a 5-part phased construction process with 4 identical Quadrants of 10,000 sf & a classroom wing constructed sequentially. Site Infrastructure & 20% slab ran current with Quad 1 being built in the plant. While Quad 1 was finished on site, Quad 2 was built and 20% slab installed. Each Quad and the classrooms followed the same sequence. Subs moved sequentially through the Quads requiring extensive trade and sub consultant sequencing, scheduling and management. Subs helped design and manage the phasing to gain the highest efficiency & time savings possible. Sound attenuation is achieved with perforated metal ceiling panels. Security & HVAC systems monitored and controlled remotely by computer. Barometric pressure sensors control massive fresh air exchange through relief louvers. Transition from tile to recessed rubber flooring is seamless.
