Architectural Excellence : This two story modular building was built & installed for Chelan Hospital in Eastern Washington. Chelan is a scenic resort community nestled on the shores of Lake Chelan, and is one of the primary vacation spots in the state. Due to continued growth, the client was seeking additional administrative space. They were severely restricted on where to locate the building, because of its hillside location. They also needed a building that could be delivered & installed very quickly, because of the location in the middle of residential neighborhood. To that end, the exterior featured cost-effective but functional, painted wood exterior siding. The roof utilized a standard composition shingles, upgraded to 40 year, due to the winter snows. The interior used vinyl-covered sheetrock, which provided durable & washable surfaces. The interior also featured t-grid suspended ceilings with recessed lighting, wall-to-wall carpeting throughout, vinyl in the restrooms & block-tile at entries.
Cost Energy Effectiveness : Regarding the hospital’s mandate for cost-effective construction, standard building specifications were utilized for all of the main building components. The structure also used 2x10 DF Select structural floor-joists and 2x10 LVL rims in the 2nd floor, which allowed spanning the 12’ module with no mid-span floor support. This insured lower front end costs for the client while providing the flexibility of a 2nd story, and allows the building to be used as two, separate 24x60 single-story buildings in the future.

Green Building Description : This new two-story utilized a wide-range of environmentally friendly, energy-saving features, inherent with today’s modular construction. The structure’s building shell boasts R21 insulation, in addition to the R38 roof insulation and R21 floor insulation. This new structure also utilized high efficiency, electric, wall-hung heat-pumps, insulated low-e windows and doors, the latest in moisture and air-infiltration building wraps, plus occupancy sensors for florescent lighting. The construction process utilized a substantial number of recycled composite materials whenever possible, for superior efficiency, including zero waste streams on-site and in the factory.

Technical Innovation : As stated previously, the project site was a “postage-stamp” amount of land on top of a small hill, carved into a larger, adjacent hill. There were neighboring homes on one end of the building and tall trees on the other end of the building, requiring the crane installation to be very precise. Additionally, because of the residential location, delivery and installation was tightly controlled for safety reasons. The solution was to utilize a 225 ton crane plus two installation crews, to maximize efficiency. This allowed the structure to be placed on its foundation within hours of arriving on site, significantly minimizing the construction noise and disruption, as well as limiting safety concerns by the neighbors.
