Architectural Excellence : Located in downtown Los Angeles, this modular hotel consists of 94,000 SF, 315 rooms, and 11 floors. The 9 levels of guestrooms were stacked over a 2 level concrete podium. The modular units were fabricated off-site in CIMC’s factory in China to reduce the environmental impacts of traditional construction due to traffic, air quality, and emissions.
Due to the use of prefabricated construction, nearly all of the citizenM's guest rooms are identical in terms of size and amenities. Each includes wall-to-wall windows, king-size beds, and a tablet that controls the room's television, temperature, and blinds.
The client pays attention to the functions of rooms also specific details, all casework and joinery need to be perfectly installed in the controlled environment. Modular construction does benefit a lot for a high-quality finish in this case. The beauty of building a hotel brand like citizenM is the initial effort made into the first project will benefit projects afterwords.
Cost Energy Effectiveness : citizenM started with an idea to disrupt the traditional hotel industry by creating a luxury hybrid hotel for today’s modern travelers who values a luxury hotel experience in central city locations, but at an affordable price.
However, building a hotel in central city locations is always expensive. The entire design, construction and manufacturing teams worked closely since day one, the main target is to deliver the project on time and on budget. CIMC had a well-established supply chain for more than 15 years in modular worldwide, which helps to drive cost down for most of the customized FF&E products. Containerized feature design increased transportation and site-installation efficiency. Given the fact of Covid's impact, the project would be delayed for more than 10 months if it was not a modular project.

Green Building Description : citizenM has proudly closed the largest-ever hospitality financing package under the U.S. Department of Energy’s Commercial Property Assessed Clean Energy (C-PACE) program for this project. And it is not only a complaint to California green building code, it also helps the hotel to achieve a LEED BD+C Gold certificate. It had achieved 3 of 5 categories of low emitting material. The modular construction makes the hotel get better thermal and acoustic performance due to the double-wall and the air-gap design.

Technical Innovation : The hotel is the first high-rise modular project on the west coast where categorized as a super-high seismic zone. Constructing a steel modular high rise has substantial benefits such as quality of construction in quality, time, and cost. But there are also substantial challenges that steel modular buildings present to the entire team that requires creativity, collaboration, and expertise to deliver high-performance. CIMC has served as the modular steel fabricator on multiple of our projects and has delivered not only quality constructed modules, but more importantly, the collaboration and expertise needed to solve the complex problems presented, such as resistance to lateral force, module protection during ocean shipping, drift design for window-wall of a high-rise building. Installation of the project happened right in the middle pandemic time, benefiting from simple quick connection system, and accuracy of steel module, the installation went quite smoothly without any issue.
