Architectural Excellence : The 7,774 square-foot sales center for the Related Group’s 20-story South Tower Condominium building comprises a unique design of five 16’ by 78’ modules side-by-side and two 16’ by 47’ modules on each end, which offers an enticing presentation for the soon-to-be-finished luxury residences. The center’s interior appointments include marble floors, opulent fabric-covered walls and 10’ ceilings with recessed hi hat and pendant lighting. Specialty areas display fully-finished model kitchens and baths. Sales functions are met through private office and conference rooms as well as a topographic table with a scaled model of the finished South Tower. The center boasts floor-to-ceiling-glass and stately columns leading the eye outward to the deck, fountains and terraced landscaping. Finally, a parapet roof offers another tempting view of the surrounding area that offers shopping, dining and entertainment near one of the most prestigious addresses in the Palm Beaches.
Cost Energy Effectiveness : To reduce cooling costs, white EPDM covers the roof of the Related Group’s South Tower sales center to reflect the heat of the South Florida sun. Another energy-saving feature is the roof-mounted high –efficiency Carrier Air conditioning system with Seasonal Energy Efficiency Rations of 10.0. Because of the sales center’s temporary nature, the buildings can and will be relocated for another use at the end of the client’s lease. Lease payments are tax deductible and may be extended should the structure need to remain beyond the expiration of the original contract. This provides convenience and flexibility for the client should delays arise during the Tower’s construction.

Technical Innovation : Prefabricated construction allows for more timely occupancy and use that cannot be matched by conventional construction. Architectural features are no longer limited to rectangular design but offer the appearance of a permanent structure with huge curb appeal. The sales center’s smaller end modules lend themselves to the contemporary and open feel created by the full-length glass and columns. The modules, lifted by craned onto a permanent foundation, were specially engineered to protect costly interior finishes and features from damage as a result of movement that may be caused by settling or weather conditions. Special consideration was given to sources of both natural and artificial lighting for both practical use and dramatic impact. High ceilings and broad corridors further maximize the sense of spaciousness, lending to the ambiance of luxury and refinement.
