Architectural Excellence : This building was an attached addition to a 26,540 square foot vocational college. Due to the existing construction, type II non-combustible construction was used using Ramtech’s Accelerated Building System slab-on-grade construction method. Using a 100% steel load-bearing structure, light gauge framing was used for the building envelope with an EIFS synthetic stucco exterior. The layout added twelve instructional areas for computers, interior design, fashion design labs, as well as administrative offices, commercial display areas, a student union, break area, restrooms, and janitor’s closet. All of the interior and exterior finishes were designed to flow seamlessly from the existing building to the new addition. This included stained concrete floors on the first story and Centiva vinyl flooring on the second story. Exterior enhancements included reworked entrances and landscape areas with extensive use of stacked stone as well as full-height graphics on the building’s exterior.
Cost Energy Effectiveness : The building is designed for compliance with the 2006 International Energy Conservation Code. Insulation values incorporated into the structure were R-19 for the walls and R-30 rigid for the roof. A white TPO single-ply membrane roofing material was used to aid in heat reflectivity. The HVAC consists of high EER heat pumps with self-contained rooftop units serving the second floor and split systems serving the first floor. The HVAC controls and zoning were arranged to allow shut-downs and setbacks of certain areas within the building envelope.

Technical Innovation : Using Ramtech’s Accelerated Building System, the building was constructed on a 5” 4,000 psi concrete slab foundation with 12’ drilled piers anchored into a granite shelf. To maintain the non-combustible construction, the second story floor deck consisted of a 1” cementitious panel with a 1” self-leveling concrete topping rated at 3,500 psi. The two story building utilizes steel clear-span trusses throughout allowing unlimited future reconfiguration of the space. For natural light, an 8’ wide full height spandrel glass commercial storefront glazing assembly was installed at the front entrance. Since this is an attached addition, building systems integration between the structures posed a considerable challenge. Data, communication, fire alarm, fire sprinkler, and HVAC controls all required extensive rework with limited down-time during the system change-over.
