Architectural Excellence : The project began with a complete design build, turn key, OSHPD design. MedBuild – the healthcare team for ModSpace - incorporated A&E into the design to meet the Community Medical Center and CA requirements for the Outpatient Surgery Center. The building was built with concrete floors in the factory and was designed to meet OSHPD 3 (Office of Statewide Health Planning and Development) approval in the State of California. The layout and exterior is not atypical due to requirements of the Hospital and California OSHPD 3 directives. Community Medical Center requested a building that would fit in the architectural scheme of the community, because they were rebuilding the property in and around the area as a community enhancement. Therefore it was important that the design of the building featured a recessed entry way with alcoves in the front. For the finishing touches, stucco was applied on the exterior, with a two tone application, creating a dual zone of colors on the exterior.
Cost Energy Effectiveness : There were several factors that Community Medical Center took into consideration when choosing a modular building facility as opposed to “stick built” for their medical center needs. Most importantly was the cost effectiveness of modular construction versus traditional the time consuming method of stick built construction. ModSpace’s MedBuild team was able to demonstrate to the customer that factory built construction would be a more cost-effective option to quickly build the new medical center space they needed. Drawing upon design concepts from previous successful applications for modular dialysis facilities was also a benefit for Community Medical Center when planning their new Outpatient Surgery Center.

Technical Innovation : The project encompassed many design innovations in order to meet the client’s needs: (2) X-ray rooms with lead shielding, (2) procedure rooms with correct Hepa Filter filtration, a Cast room, (2) nurses stations, (4) ENT rooms for Dental procedures, multiple exam rooms, a central vacuum pump system for the ENT areas, and a very large entry way waiting room with a custom built lobby counter with patient check in. Again, the building has an exterior stucco exterior, and the roof top mechanical that meets OSHPD 3 requirements. Concrete decks and ramp in the rear were added to the permanent foundation. The hospital is set on a below grade permanent concrete foundation with the front door at grade. Finally, a prisoner seclusion area was located at the rear of the building with its own entry & exit door. The alcove was secluded with a steel bench and permanent steel binding poles above the bench that insured that the patient prisoners could not interfere with the Medical Center patient load.
