Architectural Excellence : The clinic and office building consists of seventeen units, each measuring 12’ x 76’, which combine to provide a building measuring 15,352 square feet. The facility houses 42 VA staff members and provides clinical and conference space for veterans. The exterior is comprised of a site installed stucco finish, a parapet to conceal roof-mounted HVAC units and hidden skirting joints to enhance the appearance. The ceiling height is nine feet and all interior walls are insulated and installed full height to the rafters to prevent sound transfer.
Cost Energy Effectiveness : Many energy saving features have been provided including Low-E glass windows, a reflective white membrane roof, and R-30 insulation in the roof. In addition, recycled carpet tile and a full perimeter guttering system which drains into landscape beds around the perimeter were installed. The high efficiency rooftop zoned HVAC system adds to the energy savings.

Technical Innovation : The hospital required a building that appeared to be permanently installed as well as being durable with energy saving features. The project was fast-tracked and completed in 63 days in order to meet the May 1st deadline. The subfloor is a fibre-cement overlay which will add years of life to the tile floor finishes. The ceiling height duplicates what is used in existing buildings. A fire alarm system, CTV, burglar alarm, panic control system, magnetic locks and telecom system were also provided. The building was installed on a poured-in-place concrete foundation to ensure that a durable and long-lasting installation would be achieved.
