Architectural Excellence : When the Dallas/Fort Worth International Airport decided to expand by adding a new terminal, they chose modular construction to provide immediate office space. M SPACE configured 105 modules to form 15 buildings totaling a 74,880 square foot administrative office complex. Placed on the existing airport grounds, the complex accommodates over 600 workers. Primarily used for administrative functions, the complex includes break rooms, conference rooms, plan/file rooms, IT rooms and restrooms. Also included is a safety building and a health clinic for drug testing and processing. Covered walkways connect the buildings for easier accessibility and convenience. The complex was finished with trex lumber tread decking with galvanized metal railings and canopies with steel posts and galvanized steel panels.
Cost Energy Effectiveness : Modular construction allowed the airport to quickly expand and accommodate administrative functions much faster than with traditional construction. M SPACE completed the project on time, eliminating the need to temporarily relocate staff functions. Throughout the project, energy and cost saving methods were applied; examples include recyclable carpet tiles in offices, conference rooms and break areas, low-maintenance vinyl composition tiles in restrooms, low energy consumption lighting with occupancy sensors and exterior photocell and programmable thermostats. This, coupled with factory prefabrication, eliminated last minute project delays and unexpected costs.

Technical Innovation : To deliver the modular units to the busy airport, M SPACE had to coordinate around FAA guidelines, flight schedules and employee work schedules. After many long nights and after hours work, the client received the office complex on time and with minimal disruption to their daily functions. One hour rated walls and sound insulation was installed throughout the complex. To additionally reduce sound transfer, the ceiling is t-grid with acoustical tiles. The floor system was upgraded in the file rooms and additional blocking was added. To save energy on lighting, all rooms are equipped with energy efficient fluorescent lights with occupancy sensors. Moreover, all windows are double insulated low E glass to reduce energy consumption and heat transfer. To meet the client’s safety concerns, the complex is equipped with fire alarms and security systems.
