Architectural Excellence : The Elementary School had some significant water infiltration which required it go under extensive renovation. One wing of the school had serious drainage issues which resulted in a decision to demolish it and rebuild new. Modular construction was the ideal solution because the schedule needed to be accelerated. The exterior siding needed to match the school and the interior finished matched the new renovation finishes. After demolition the site was graded and raised to allow for proper drainage. The connecting corridor was installed with a slight grade increase ramping up to the new modular wing. The modular floor plan consisted of six classrooms and a corridor. Small modules on one site made up the classroom and larger modules on the opposite made up the hallway and classroom.
Cost Energy Effectiveness : The modules were constructed with crane picks on the roof of the modular so the crane could pick the units with optimal safety and efficiency. The installation was completed in one day without incident. The speed of installation allowed the trades to make final connections down the hallway to existing school. Electrical and low voltage conduit wiring was installed off site so that once on site the wire could be pulled quickly to the final connection within the school. Once the low voltage was terminated and tested the school’s IT department could get into each classroom and begin to install the interactive white boards and equipment.

Technical Innovation : In order to maintain a clean exterior appearance, and to meet the aggressive air quality demands of Prince George’s County Schools, Modular Genius, Inc. designed the classrooms with I-TEC Step Capacity Heat Pumps with dehumidification. These interior units are ideal for the high efficiency demands with the lowest possible sound levels that are practical and achievable. The units are vented above the sill at window level with louvers. To further gain energy efficiency, CompleteStat thermostats by Bard were installed. These learning thermostats the anticipate the arrival of occupants but return to energy saving temperature when the classrooms are unoccupied.
