Architectural Excellence : By combining four new classrooms and a central corridor with an existing 12’ x 34’ unit, the project created an additional 60’ x 72’ of space. The two-tone exterior siding of the new unit blends in smoothly with the existing brick building, while exterior LED lighting improves site safety. As a part of the design requirements, steel beams were built into the roof structure to allow for up to 30’ of clear and uncluttered view inside classrooms. Interior finishes of the corridor mirrors that of the core complex, giving the space a sleek and cohesive look.
Other interior features include large 4’ x 5’ windows, which lets in ample natural light and offers a clean and bright environment for students and teachers, vinyl floor tiles, vinyl covered drywall and suspended ceilings with integrate fluorescent lighting.
Finally, special support blocking, electrical receptacles, and data ports were installed so that Smart Boards could be put in at a reduced height for elementary students.
Cost Energy Effectiveness : In addition to cost savings associated with energy savings from better insulation and heat retention, renovation of an existing fleet unit provided a project cost savings of $10,000.
Instead of installing screwed steel piles or backfilling up to 42" to provide a compacted levelled building pad over a steeply sloped, grassed area, we installed the modular building on wood cribs (except for the area covered by two classrooms on one side that are installed on steel screwed piles). This building support installation provided an approximate savings of another $10,000. Lastly, we built the structure to be compliant with strict building code criteria, ensuring retention of resale value after the initial lease period with minimal modifications, depending on the next occupancy.

Technical Innovation : To ensure compliance with new codes and technical requirements, improvements were made to the new complex as well as the modified unit. To conserve energy, the thickness of modified unit’s exterior walls increased from 2” x 4” to 2” x 6”, therefore improving insulation from R12 to R20. All T12 fluorescent lights in the renovated office have been replaced with T8 electronic ballasts lighting, and LED exterior lights with integrated photocells were installed.
Further energy savings are realized as heat is recuperated within the air exchanger from central HVAC units. For common walls between classrooms or between two units, STC 50 walls, composed of plywood between two ½” drywalls, are used to improve sound insulation.
To achieve a 1-hour fire resistant rating, the 60’ and 84’ walls were built to specifications, including a fire door in the 60' wall to the core complex from the corridor link unit.
Finally, sustainability is supported through the use of recycled vinyl floor tiles.
