Architectural Excellence : The two-story commercial medical office was designed in a “T” shape to fit on an existing corner property, while staying within the original building footprint. The building is adjacent to an existing commercial/retail building on one side, as well as residential homes on the other so the design aesthetics needed to fit both surroundings. The exterior is a lightly colored non-combustible plank siding accentuated with black aluminum anodized window and door frames. The building is multi-use with the entire lower floor being medical offices and the upper floor being open for future leased tenant spaces. Interior walls were STC 50 rated design between treatment rooms, and finish selections and décor include richly colored painted walls and anti-slip fibreglass reinforced plank flooring to be both visually appealing and to stand up to the clinical use and traffic.
Cost Energy Effectiveness : The client was able to continue his practice while the new office building was fabricated off site so his practice remained in business and the patients were not inconvenienced for an extended period of time. Once the new modular office was almost completed, the demolition of the existing building took place, a basement was poured and downtime and business interruption was kept to a minimum.

Technical Innovation : The building conceptually began as a wood framed structure but as design developed and was architecturly reviewed with the site plan, it was determined that current codes required the walls adjacent to the residential home next to it be non-combustible construction due to set back requirements. This provided some complexities in mixing the two design classifications and different materials together in both vertical (wall) and some horizontal (floor) areas. While switching to non-combustible construction completely may have been easier, the project had budget constraints that the wood framing helped in meeting so the decision was made to blend the two classification requirements in to one design and apply non-combustibility only where needed. The roof trusses were prefabricated at the plant in modules and shipped to the site to be set in place by crane.
