Architectural Excellence : Dudley Street Neighborhood Charter School located in Roxbury, MA required an expansion to increase to its full enrollment size of 325 students. Triumph was tasked with building an addition to accommodate the growing student population while flowing seamlessly with the existing school.
Working with Boston city building officials, Triumph added a 7,300 square-foot modular classroom building that included four classrooms equipped with individual bathrooms and a custom, site-built connector. The four classrooms interconnect through a center hallway with prominent sidelights to provide an open concept.
The addition’s façade is comprised of a site-installed Aris system of thin brick veneers to parallel school’s brick exterior. A gray brick band was carefully designed to span the top perimeter and align with an existing ornamental cement band. The gray and tan color scheme was carefully selected to contrast with the original building’s natural brick exterior.
Cost Energy Effectiveness : The Dudley Street Neighborhood Charter School addition project was achieved in a six-month design to occupancy time table. The tight construction timeline was developed in respect to the school calendar, which included only 45 days on site allowing for limited disruption for students and faculty. Demolition on the existing parking lot began during the school’s April break, and the main foundation was set the day after school recessed for the summer. The project was completed by mid-August to provide adequate time for teachers to set up their classrooms prior to the start of the academic year. The end result was a beautiful brick building that saved time and thereby reduced construction costs.

Technical Innovation : The Dudley Neighborhood Charter School addition was designed to allow the school to accommodate more students while not only integrating with, but enhancing the aesthetics of the original school.
Along with the addition, Triumph made extensive safety improvements to the entire school including a new sprinkler and an upgraded fire alarm system to all three levels of the building. Adding to the complexity of the project, Triumph was tasked with removing existing parking lots, installing new drainage, sewer and water lines, and repaving the entire site. Lastly, the addition of state-of-the-art York roof top units with efficiency ratings of 15 helped control temperature while minimizing operating cost.
The project was built 70% off-site, with the design and procurement of eight modular sections that were 12’ x 71’, which were transported from the modular manufacturing facility. Coordination of the modular construction occurred concurrently with site activities.
