Architectural Excellence : As part of a master planned community, the family–friendly development offers spacious, high quality studio, 2 and 3 bedroom apartments. Each unit includes 1 oversized (site built) garage stall per bedroom, full bath per bedroom, patio, central air conditioning, and community center park facilities.
Situated on 230 acres in a quiet country location one mile from main street in Watford City, ND, the slogan of the Emerald Ridge apartments states that they are the place to “Lease a Lifestyle”. People move to North Dakota for great work opportunities in oil country but they stay for the recreation, comfort, lush rich hills and beautiful sunset views from the balcony, all of which were a major factor in the design of the buildings.
Cost Energy Effectiveness : The reduction of modules per building was the biggest cost reducing aspect of this project. Beyond the typical cost savings associated with modular construction, (ie reduced cost of labor, production efficiencies, buying power, etc) this cost-reduction came about by transitioning from one modular design to a more efficient modular design. An experienced modular designer in conjunction with a factory capable of building larger, more efficient modules were the two ingredients that made this efficiency possible.

Technical Innovation : Developers chose modular technology to bring this project to market as quickly as possible, curb rising labor costs in the region, and take advantage of the increased control modular manufacturing offers. In addition to these benefits, their chosen manufacturer also provided increased efficiencies in a design requiring fewer modules for the same square footage. The original design called for 54 modules per building but the design team was able to modify the module layout, allowing for the same number of apartment units to be built using only 45 modules per building. Two obvious places the efficiency effects were felt were in reduced craning costs and a reduced cost of shipping as 27 fewer trucks were required to transport the project.
The finished project features 3, three story buildings with 36 units in each building.
Construction began in the fall of 2014. Modules were transported to the site throughout the winter. Crane setting of the units began the first week of 2015.
