Architectural Excellence : The building was designed using 12’ by 45’ modules with 5’ overhang and balcony extensions in the front of the modules. The modules were then turned to face across from one another forming an interior 10’ corridor the entire width of the building. The footprint became 72’ x 90’ for both the first and second floors. Most of the campus was constructed of brick exterior, so a combination of brick and stucco was used to blend with other campus buildings. The exterior stucco was continued into the interior corridor that was left open at the ends. The boys and girls and staff restroom at each floor were finished in ceramic tile. The classroom interiors were finished in tackable interior wall coverings and acoustical tile ceilings. The flooring was a combination of high grade commercial carpet and vinyl composition tile.
By facing the modules towards each other in the design, the building was made to resemble and function similar to the rest of the campus.
Cost Energy Effectiveness : Several cost and energy design parameters were utilized in this project. Mentioned above, was the opposing module format to create a factory constructed interior corridor when the modules were installed at the site. This saved substantially on the amount of site construction cost. Gas-fired, high efficiency, roof-mounted, HVAC packaged units were used to reduce the heating and cooling cost for the school. Increased efficiencies were also obtained by increasing the insulation value in all walls beyond that required by code and using energy efficient dual glazing in all windows. The exterior costs were lowered by using a combination of brick pavers adhered to stucco to simulate the full brick used elsewhere on the campus. This exterior costs were also augmented by using a brick wainscot 5’ in height and then matching colored stucco above to extend the effect over much of the building. A specially designed elevator was used to serve (2) buildings bringing the existing building up to code

Technical Innovation : The use of opposing modules with balconies and overhangs attached and factory-built, we were able to create the entire two-story building in the factory with only finishes and site work added after delivery. The factory provided all interior finishes and concrete floors in the second floor classrooms with the exterior prepped for site applied stucco and brick veneer finish. Due to seismic requirements of the State of California review process, a 6” separation was required between the 72’ lengths of the opposing modules. This was accomplished by using a fire approved seismic barrier covered with flat diamond plate steel. The rest of the interior corridor, doors, etc. were also one hour fire rated. Grade differences between the existing building and the project building required not only a 55’ bridge to join the buildings, but a specially ordered, 3-stop elevator with opposing entrances to serve both buildings.
