Architectural Excellence : The project building is a 14x70 business coded modular building. It was built in 1996 by Modular Structures, and was used in various business applications until it was acquired by JMO Mobile Modular in September, 2013. When it was acquired, the building was deteriorated on both the interior and exterior, and had been unoccupied for more than 2 years. The building had badly weathered T1-11 exterior siding and a EPDM rubber roof.
Upon acquiring the building, JMO Mobile Modular completely replaced all exterior siding with SmartPanel, replaced and repaired the roof as necessary, and completed, gutted and rebuilt the interior of the building. After re-furbishing, the building had a three station teller area with a drive-through window, two large offices, a new tech/IT room, ADA compliant restrooms, and a large, vibrant, aesthetically pleasing customer common area, complete with new carpet and vinyl covered gypsum on the walls.
Cost Energy Effectiveness : The use of pre-used modular units for this project resulted in a distinct economic advantage for the Bank when compared with other available construction methods. Most of the refurbishing of the building was completed at the JMO Mobile Modular facility in Marion, Illinois, while project site work was being completed. Performing the refurbishing at the JMO enclosed facility allowed for a more streamlined and efficient method of construction than doing the same work on-site. Careful pre-construction planning by the construction team greatly enhanced the cost-efficiency of the renovation work, and insured that the building would be re-usable upon completion the building’s use for the Bank.

Technical Innovation : First Southern Bank was in need of a temporary banking facility for use while they sought land and constructed a permanent building in a new market area. When they approached JMO Mobile Modular for assistance with this need in September, 2013, a plan was developed to acquire and refurbish the older, pre-used building as an alternative to the construction of a new building.
The bank had particular needs in relation to its electrical, security and IT requirements which required communication and coordination between JMO Mobile Modular, the Bank, and the various security and IT vendors for the bank. This communication and coordination between all parties made the renovation of the building to accommodate all requirements much more efficient and effective.
