Architectural Excellence : The solution as designed and built is a modular complex consisting of factory built modular kitchen structures, along with a post stressed architectural membrane structure with refined finishes and exterior appearances that met campus requirements, taking into consideration the existing aesthetic and design features of the University. The foodservice production facilities include cooking, preparation, cold & dry storage, along with a 24 hour, in-house baking production facility. Ancillary structures included in the complex consist of staff locker rooms, wash rooms, storage and an enclosed mechanical room for site utilities. One of the key integrated features between kitchen modules are a series of enclosed modular walkways incorporated for efficiency and ease of transitioning between task areas. Cost Energy Effectiveness : The greatest opportunity for cost savings with this program was the approach to utilize an interim kitchen/dining facility compared to the other two options of contracting for outside foodservice/catering or phasing the construction of the in an existing on campus facility. Bringing in outside foodservice with an outside caterer can increase the cost of foodservice as much as 30%. Utilizing a phased approach for construction can extend the construction period by as much a three times thus increasing the cost of general conditions and construction. The use of an interim facility was much more cost effective than the other two options.
The university brought in noted architectural design team Shepley Bulfinch to work specifically with the design team at Kitchens To Go on the interior of the dining and servery area to include high-end finishes and solved multiple space issues. Green Building Description : Although this complex was not LEED certified, several green building approaches were utilized. The complex was constructed with a high level of insulation to minimize the energy consumption. Zoned HVAC controls and energy efficient light systems were also used to reduce energy consumption and save operating cost. A continuous, ridge mounted skylight provides ambient daylight to reduce lighting energy consumption and acoustical clouds improved interior comfort for the occupants by bring the point of delivery of the HVAC system down to the occupant level. LED and fluorescent was also utilized throughout the complex.

Technical Innovation : A key differentiating factor of this project was the seamless integration of the high volume factory built, culinary production facility, with the adjacent servery and dining facility, housed within a stress membrane structure. Through a combination of stylistic and design features, namely a skylight that spanned the length of the dining facility, as well as a floor to ceiling glazing wall, leveraging natural light significantly reduced the electrical load required for operation within the structure. One key challenge was the site chosen for this complex. Soil testing identified extremely low soil bearing capacity with required a specially engineered foundation system consisting of driven kassons and series of grade beams to support the modules. Additionally, the site was populated with a large number of mature, specimen trees that required a clear 20’ diameter protected space around the root ball to protect the health of the trees.
