Architectural Excellence : The development integrates apartments, community spaces and a club house, and was designed to provide the area’s fast growing work force with quality living spaces in a safe, community oriented environment. It consists of four three-story modular apartment buildings over a ground floor enclosed garage. The 24-unit buildings feature a mix of one, two, and three bedroom units for a total of 78 modules and 64,000 modular square feet. Ranging in size from 650 to 1,500 sq ft, the apartments offer spacious living rooms, an open kitchen and laundry space. The modules employ a range of colors and architectural details, thus providing visual interest and architectural flavor. The burnt oranges, pale yellows and earthy browns of building facades present vivid intensifications of the area’s natural surroundings. In winter they brighten a dull, underdeveloped neighborhood, while in summer provide a playful atmosphere for its residents, inviting them to use the outdoor common area amenities.
Cost Energy Effectiveness : Expedited occupation was of utmost importance to the client, requiring the project to be designed and constructed under an extreme fast-track process. Another challenge was the lack of available labor in the North Dakota area due to the high wages paid by the oil companies. Time constraints and the project’s specific geographical location led to the selection of a modular construction system. With the construction scheduled to take place during harsh North Dakota winter time, the team was able to provide a reduction in build time and cost, as well as a project that was assembled, furnished, and inspected in a controlled environment. By taking responsibility for most of the site work, Champion was able to save both time and costs for the customer. Each apartment building was set on site in less than seven days and finishes were complete within 90 days thereafter.

Technical Innovation : The client requested that all apartment layouts provide for a “flexible occupancy” such that each bedroom of each apartment could be occupied by a tenant that will jointly use the other spaces (kitchen, baths and laundry) with the other roommates. Additionally, the apartments had to be designed to comply with the Fair Housing Act requirements, allowing the conversion of units into condos. Another challenge was the structural system for the enclosed garage. Due to specific oil field occupations of the majority of residents, the parking spaces and overall garage height were configured to accommodate oversized vehicles such as large capacity pickup trucks and special accessories. The units had to be designed and built to withstand heavy use by the oil field workers, so sustainable, heavy duty materials were used. Energy efficiency was also key, given the harsh winters. A hearty insulation package was provided as well as a high efficiency HVAC with a 7-day programmable thermostat.
