Architectural Excellence : The next time you watch Hawaii 5-O, Magnum PI, Jurassic Park, or any Hawaii themed movie, you will know that it was generated from a modular facility. The Hawaii Film Studio (HFO) site is located near the entrance of the Diamond Head Volcano Park which is one of the most visited sites in Hawaii. The designers needed to address the issue on not being "too loud" in color and elevation to distract from the entrance of the park. The exterior design needed to be low in profile and colors to be blended into the surrounding natural landscape and volcanic terrain. The exterior may be simple but the designers needed to address numerous interior accommodations for the highly skilled and technical craftspeople involved in film production. Temperature and climate control using PTAC cool/heat units allowed for humidity control to prevent damages to wardrobe and props production and storage. Computer graphics and design was accommodated with custom designed electrical requirements and lighting.
Cost Energy Effectiveness : Initially, the project went over budget using site build. G70 recommended that the State look to modular construction. We were able to meet their budget based on not having the project not be subject to on site prevailing wage rates for construction. Prevailing wage rates do not apply to any off site work at the plant. The State is very critical on site contamination and waste control. Site build needed to add cost for contamination control and waste removal of construction materials, and fluid leakage clean up from trucks and equipment. Modular construction has minimal on site presence with labor, materials, trucks and equipment. All waste materials and hazardous fluids are controlled at the plant, not on site. The project is projected for expansion. The ability for the modular buildings to be moved to allow for additional buildings to be installed is a cost saving that the client has factored in to the budget.

Technical Innovation : Based on the critical issue of time, G70 informed the client that factory-built construction is the only method that will meet the critical schedule that was presented. The technical innovation of having the building be built at the same time that the site is being worked on was critical. The building needed to be occupied before the start of the new season of Hawaii 5-O. Filming could not be delayed a single day. The designers worked with the plant to address all of the technical and workflow needs of the specialized departments of wardrobe, props, art, production, and graphics. The intent was to have the building be fully installed in the plant to avoid time wasting installations on site. The innovation of having the building built away from the site met the requirement for noise control as the site is next to a college. The project has plans to expand. The ability to move buildings around in the future to accommodate expansion is a factor for going with modular construction.
