Architectural Excellence : Architects managed to squeeze the L shaped 354 room hotel onto an already tight, rundown parcel; demolished a vacant police station and brought new life to the block. Though half the project’s footprint was formerly an alley, the new structure looks like the neighborhood was designed around it as a beacon of the city’s revitalization efforts.
The 221 Courtyard rooms are made up of 118 modules and the 133 TownPlace Suites rooms were 80 modules. Combined amenities like the pool, laundry, gym, and back-of-house services are centrally located where the dual brands unite.
Designers brought historical and community themed designs inside to give guests a modern walk down memory lane. The Courtyard highlights Hawthorn’s rich aviation history with retro photos of LAX and the local airport, while the TownPlace Suites has song lyrics on the walls and beach inspired artwork throughout to remind guests that they are in the Beach Boys hometown.
Cost Energy Effectiveness : This is the first dual branded hotel to be built using modular construction and was easily the fastest construction project going up in the US at the time. The time savings were immense; just 14 months from the first module online to total occupancy. It’s not a metric we look at often, but it drilled down to 1.21 days of construction per room! With an estimated average daily revenue of $31k, opening the doors was an important goal.
Generating revenue is only one side of the coin, from a capital terms perspective, the developer expressed that they love modular because they can get their equity off the table faster and put it into new projects. Of the half-dozen projects in their pipeline, all of them are slated for modular because of this one main reason.

Technical Innovation : When listing some of the benefits they appreciated in modular construction, the developer said that the quality of being built in a factory is significantly higher, the STCs are amazing, and the overall project variability is much less than anything they’ve seen site built.
Finding a place to stage 198 modules, in the middle of a well-established, over populated town was not an easy task. Only 2-3 modules fit on site at a time, so the staging yard had to be relatively close. The developer worked a deal to stage modules in the city’s civic center parking lot, less than a mile away. Only a portion could fit at a time, so shipping was strategically staggered to keep the crane fed and the parking lot full.
A unique design solution came from the ‘L’ shaped layout. Rather than increase the expense by shipping inefficient modules to make up the unique angles, we opted to build those sections onsite, saving the client money and making the modular design more efficient.
