Architectural Excellence : Our client had been operating their laboratory out of an old converted office building that had extensive damage to the perimeter siding, subfloor and interior as well. They needed a new lab that was constructed to their custom specifications and would integrate with the existing office buildings on site yet meet their floor load needs and space requirements. Although the construction materials themselves, including the foundation, are much improved over the other buildings on site, the building itself blends in well and will allow for many years of heavy use. With the make-up air for the fume hood and the special split system HVAC tucked behind the unit and not clearly visible from the parking lot, the building is the perfect addition to the site. Even during the recent heat wave and “crush/harvest season” when the building was occupied to maximum capacity and all equipment was in full operation, the facility was cool and well ventilated and its performance exceeded expectations.
Cost Energy Effectiveness : Generally, site construction of “lab facilities” is a very time consuming, labor intensive and altogether frustrating process. Due to the chemicals involved, there are usually more inspections/certifications necessary than for other types of office space, and the permitting process will tend to be more expensive as well. Due to our work with numerous wineries over the years, we are very aware of the standard chemicals utilized and can anticipate special plumbing needs if there are any. We saved money by limiting site inspection and plan check fees since the building itself, the plumbing manifold, the sprinkler system, W.U.I. certifications, and Title 24 energy requirements were all inspected and/or certified by the State. We also set the building to match the existing site built ramp/deck system, which was “grandfathered” in, thus saving the client costs for materials, labor to construct, engineering fees, and building department fees related to the access/egress for the structure.

Technical Innovation : We were tasked with providing a new laboratory that would meet local building and fire codes, and eliminate issues present in the older structures. This building has a 100# floor load with extra supports built into the perimeter chassis to allow us to transfer heavy equipment loads directly to grade, and the foundation system itself was reinforced to reduce settling. Self-coved Medintech sheet vinyl was installed on site to provide a durable yet attractive floor finish. The interior walls are full height FRP to make them easier to clean and keep sterile, cabinetry is powder coated steel with epoxy resin countertops, and the fume hood and make-up air were integrated with the split system HVAC for proper balance and ventilation. The building met Title 24 energy requirements, exceeded DOH climate zone requirements, includes a sprinkler system, and is also certified for W.U.I for the higher fire severity guidelines.
