Architectural Excellence : This Non Combustible 5,760 sq.ft. mixed use facility was designed and engineered to meet the strict NYC building codes as well as withstand the rigors of use in one of our nations busiest seaports. The building exterior was designed to match the current PANYNJ color and aesthetic themes. The exterior siding was a 5/16” Hardi Panel Stucco installed with no visible fasteners and is accented by an exposed CMU block foundation wall acting as both the foundation and skirting for the facility. The exterior also features a .040 aluminum vertical crimp mansard w/ matching soffit which provides a concealed roof line and gutter system. (2) 72”x84” safety glazed glass store front doors w/(2) 22”x84” sidelines are accessed through recessed vestibules. There is a concrete deck, ramp, and stair system in place. (5) gas fired RTU’s in lieu of wall mounted units increase the permanent look of this facility. Interior features: men's/woman's locker rooms w/showers, lockers, benches, ceramic tiles, etc.

Cost Energy Effectiveness : This facility was crane set atop a permanent foundation in one day and made weather tight within 24 hours. The HVAC system consists of a variety of systems including (5) 3 phase packaged gas units, (1) split ductless A/C in server room, (2) wall heaters, and (1) ceiling heater. Galvanized steel ductwork throughout was installed throughout. Hot water is delivered through an 81 gallon high recovery gas water heater.

Technical Innovation : This facilities flooring was provided by ½” Hardi Backer over 2” steel edged T&G “CRETEPLANK” system. Flooring of exterior vestibules was achieved with lightweight concrete poured in the factory. The need for a 10 year roof warranty was achieved by utilizing a PVC FM-1-90 Class A 1 PC membrane system which was installed in the factory and seamed on site by the same vendor in order to certify warranty.
