Architectural Excellence : This 3,983 square foot modular office building is comprised of 6 modules, (3) 11'x58' and (3) 11'x62'. The building has a center hallway with (16) private 120 square foot offices, (1) 330 square foot conference room, men's and women's handicap bathroom and a break area with cabinets and a countertop with sink. The interior floor was finished on site with 18"x18" carpet tile blocks which can be replaced one carpet tile at a time after the finish floor shows signs of wear and tear. The exterior siding has 7/16" smart panel with 24"x53" vertical slider vinyl insulated glass windows, one per office. The site is a long rectangle that has a metal fabrication shop there with big trucks coming and going regularly. Mobilease designed a long rectangle 33'x120' modular to maximize the space needed and not interfere with the fabrication operation.
Cost Energy Effectiveness : In order to meet the customer's requirement for an energy effecient facility, the wall, floor and ceiling framing was increased to allow for a greater insulation R-value. Also provided were vinyl double insulated windows and diffused light fixtures with T-8 lamp. The use of programmable thermostats allows the customer to control the mechanical units during occupied and non-occupied times. The greatest cost effective measure taken on the project was the use of a back to back modular design to meet the customers space requirements without eliminating usable real estate needed for the customers daily operation.

Technical Innovation : JJ White Inc. is in their fourth generation as a general contractor in the City of Philadelphia. The property where their office and metal fabricating shop is located is on a long rectangle configuration. JJ White needed approximately 4,000 square feet for their mechanical estimating department and we only had 33' of width that we could work with before we would have protruded onto their truck access. To reach 4,000 square feet we needed 120' long so we desinged (6) 11'x58',62' boxes to reach the square footage objective. We recessed the front exterior door so the site built deck could take advantage of the two extra feet. We designed (4) 4 ton Bard units, 2 on each end to supply and return the two different areas, one in 33'x58' and the other in 33'x62'. We added a 5'x20' safety glass lite so they could see in and out of each office.
