Architectural Excellence : This 70' x 68' modular building was built and installed for Lauren’s Institute for Education (L.I.F.E.), a place for developmentally disabled children that offers a variety of therapies to help improve their quality of life. With four classrooms, restrooms and three administrative offices, L.I.F.E was able to increase classroom space while also adding three offices for additional staff members. The City of Gilbert required specific design criteria such as an extended roof parapet, which helped to hide the mounted HVAC units. L.I.F.E. also required the building to be set below grade to match an existing modular structure. The exterior elements were matched to the existing campus, and a fire alarm and security system were to connect to the system already in place. Steel clear span construction was chosen should the customer need to modify the building in the future.
Cost Energy Effectiveness : The overall cost on this project to the client, including installation, was just over $100 per square foot. Modular construction was chosen due to the cost advantages of quick delivery and installation, which then allowed for faster occupancy. The ability to easily expand and/or relocate (should the need arise) was also taken into consideration. Steel clearspan construction was chosen over wood ridge beams for easy modifications. This project took a total of 170 days from the time of designing and permitting to final installation. The client and their students are enjoying their new comfortable classroom space.

Technical Innovation : L.I.F.E. wanted a building that could be modified in the future to meet their growth needs. By utilizing a clear span roof, we were not only able to secure the structural integrity of the building but also allow for future modifications to the building. Given the extreme Arizona heat, the roof was covered using white EPDM which helps to reflect light, creating a more energy efficient building. In addition, we installed five 4-ton Daikin rooftop commercial heat pumps. This high-efficiency system (with low operating costs) helps to save energy while keeping costs low.
