Architectural Excellence : The Town of Lexington had a defined need for classroom space to accommodate the Lexington High School’s Intensive Learning Program. The new building is partially dedicated to a set of classrooms designed to teach vocational skills, leisure skills, daily living skills, and behavior regulation. The portion of the building dedicated to the ILP includes vocational practice rooms including areas and equipment to practice cooking, laundry and general work tasks. This classroom complex was the second phase of a multi-phase project. The exterior cladding is powder-coated aluminum, which gives the building a sleek modern look and is an exact match to the phase one building. Oversized aluminum framed windows add to the modern flair. Interior finishes were chosen for durability, quality and aesthetic appeal. The overall layout of the building creates space for multi-purpose uses such as a huddle space for group collaboration, individualized learning stations and a computer lab.

Cost Energy Effectiveness : Due to student growth within a specific population, The Town of Lexington needed an on-time and on-budget solution. Triumph Modular provided Lexington High School with a specialized classroom complex, which was installed over the summer months and ready for occupancy on the students first day back in the fall. A primary reason for the use of modular construction for this project lies in the nature of the construction challenges inherent to the site. Tightly constrained with existing building on either side, conventional construction would have required more time and costly coordination to complete. The ability to predict project cost and establish a firm budget by using modular construction helped the municipal building committee to garner support for the funding which aided in getting the project on a fast track to completion.

Technical Innovation : The Phase 2 Lexington project presented a unique challenge in that the building had to be wedged in between two existing buildings and a courtyard. Each modular unit had to be craned over the existing building and into an extremely constrained footprint. The ability to use modular construction and take advantage of this niche of space was key to the projects success. One of the design challenges for certain areas of the building was incorporating windows due to the proximity to the adjacent buildings. To avoid close up views of another building, architects included clerestory windows that allow in daylight and afford views of the sky. The project was designed and built in compliance with the Mass Stretch Energy Code adopted by the City of Lexington (MA), which requires improved energy efficiency, insulation and other building performance beyond national standards.
