Architectural Excellence : Liberty Healthy Living Community Assisted Living & Memory Care facility is part of the first of its kind multigenerational health neighborhood in the USA. The 75 module, three story 50,000-square-foot facility includes 60 residences with accommodations for assisted living and memory care. Each level consists of 20 private studio, one-bedroom and two-bedroom apartments. The units connect to a shared common space which includes a living room, open kitchen with dining room, sunroom, laundry facilities, library, treatment rooms, public restrooms, staff and sitting areas. This unique building provides an upscale and comfortable living space with many features that please the eye including attractive views of the park where one can observe outdoor classes, wellness and art. The exterior finish which includes EIFS, wood details, shutters, wrought iron railing, corbels, gables and fabric canopies all enhance the building’s façade and complements the overall cohesive campus character.
Cost Energy Effectiveness : Flexibility, responsiveness and consistency were required to bring this, the largest and most sophisticated proprietary design to completion with off-site construction. Lean construction methods and lean manufacturing principals paired very nicely during this complex build to increase efficiency and productivity both in the factory and in the field at the construction site.
Owners/general contractor/architect/engineers/manufacturer all shared knowledge, had common goals, devised processes and utilized products that maximized on site productivity. Everyone coordinated very closely in the development, design and delivery of the modules. As a result were able to minimize waste of materials, time and effort, improve productivity, expedite the completion schedule and generate maximum value.

Technical Innovation : Specialty materials and approaches to design, manufacturing and delivery created opportunities for innovation on the exterior and interior of this off-site build. The owners, developers, designers and contractor needed solutions to expedite the construction schedule of the entire project which consisted of multiple buildings. On the exterior the team looked at ways to reduce precious time from the schedule by incorporating the installation of the first layer of EIFS during the manufacturing process. On the interior Superior installed the VRF HVAC units in the residences maximizing the manufacturing environment and saving hours of valuable time at the project site. These high efficiency units were installed to reduce energy consumption while creating a comfortable environment for residents that will allow them to regulate temperatures at their own optimal comfort level.
