Limetree Bay Refinery Workforce Accommodation Facility
Additional Info
Award Winner : Vesta Modular
Architectural Excellence : The facility is designed to house, feed, and entertain approximately 1,500 workers. The complex is made up of almost 500 skid-mounted modules and consists of 49 VIP dorm wings (containing 1,470 individual VIP rooms), a large kitchen and dining facility, a full fitness facility (complete with yoga lounge) and a full detached bar & lounge. While utilitarian in design and layout, the facility provides best-in-class VIP rooms, where residents enjoy full sized beds, private baths, state of the art fitness equipment and many other amenities (including a large bar and lounge). The kitchen/dining facility has the capacity to serve 5,000 meals per day and is operated by Compass Group (ESS). The facility is situated within the employee housing complex outside the Limetree Refinery in St Croix and provides efficient access to the refinery and Island amenities for the workers and staff.
Cost Energy Effectiveness : Faced with an incredibly tight timeframe to restart the Refinery, the K+S potash camp was an ideal combination of both time and cost savings for VESTA’s end customer. By relocating an existing camp, the customer was able to occupy the building in about half the time had we opted to build a new facility. Moreover, the reuse of the camp provided significant cost savings (despite the large transportation distance involved). VESTA teamed with top notch transportation and logistics providers from both Canada and the USA to move the camp by truck, rail, and eventually by ship. The building was also shipped from Canada largely outfitted with supplies and equipment (i.e.- necessary kitchen and fitness equipment where inside modules), circumventing logistical challenges of obtaining these items on Island.
Green Building Description : The Limetree Project is incredibly green in the sense that it involved recycling an existing facility for a second life. By utilizing an idle existing facility and equipment, Limetree was able to both save time and money while reducing its global carbon footprint.

Technical Innovation : Two things made this project unique and innovative: 1. The buildings previously served as housing for the K+S potash mine in Bethune, Saskatchewan while the mine underwent a retrofit project. That facility operated for approximately four years before the retrofit was complete when the facility was idled and offered for sale. VESTA worked with its end customer to identify and purchase the K+S camp in May of 2018; and 2. VESTA was able to disassemble, transport, and reassemble the entire building in a matter of months over a distance of 5,000 miles. To achieve this, VESTA employed over 100 contractors to disassemble the buildings in Saskatchewan and prepare the modules for shipment. Then the units were transported by truck and rail to Thunder Bay, ON (Lake Superior). From there, most units were shipped through the Great Lakes, the Detroit River, and out the St Lawrence Seaway into the Atlantic. Once on site, the units were rapidly reassembled and commissioned for use.
