Architectural Excellence : The entry of this modular building is enhanced with wrap-around glass to create a grandiose and open entry into the building. The voluminous reception area allows for imagination & reconfiguring the entries to the 2 wings of the building if desired. One wing is designed with numerous offices & conference areas. Each of these offices has a large glass window looking into the corridor giving it an open feel. One hallway is a wider corridor that allows for a work area with beautiful cherry wood cabinets & granite counters. The opposite wing has a large open area for cubicles and private offices. The custom restrooms have a combination of granite & stone tile with mosaic designs in the flooring. Custom fixtures were also used including wood partitions, rather than steel. Lighting is achieved with custom wall sconces, can lights & directional can lights. Additionally a parapet was used to increase the height of the building by both 4’ & 6’
Cost Energy Effectiveness : Helping customers cope with the expense of cooling their buildings in the desert climate is always a concern. To address this we choose to use R30 insulation in the ceiling as well as a polyurethane foam roofing system. Roof mount heat pumps as well as an on-site applied 3 coat stucco system to help the wall insulation also aided this effort. Twelve foot wide modules were used as opposed to other options to have less expensive trucking costs. We increased the ceiling heights by using floating ceiling joists that could be adjusted on site as opposed to a more expensive option. Additionally, we tape, textured & painted on site to save money. We also incorporated a combination of hard & suspended ceilings as dictated, rather than putting a hard ceiling in throughout the space, again saving in unnecessary costs.

Technical Innovation : A steel header was used on one side of the building to create a hallway into that wing that is 10' wide by removing a steel corner post. We also added a smaller module in the center section to create an 84' clear span area. Had 10 & 11' ceiling heights throughout. Tinted fixed store-front glass was used throughout to help with the a/c costs. During installation we created a circular alum-a-wood around the entryway to create a bigger feel. Faux stones were added to the pillars to architecturally enhance the entryway. Other features include: Perimeter frames, roof mount A/C, steel floor joists & 1 1/8" floor decking to give solid feel to the floor and to allow the use of ceramic tile & varying types of heavier floor coverings.
