Architectural Excellence : Loyola University of Maryland was doubling the size of their dining facility in the summer of 2017. This expansion would encroach on the campus bookstore and mail center. While the plans were approved for the renovation work, there was no projected plan for displaced facilities. Considering the size of the facility and the prominent campus location, an effort was made to enhance the design of the temporary buildings. To match the modern campus, inflections were designed on the front of the building instead of a standard flat front. To increase this perspective, the parapet was designed and site installed onsite to carry the eye through aggressive angles that ran perpendicular with some of the windows. The angled parapets also hid the roof mount HVAC units. Cemboinit weather proof cladding board was chosen for its muted, matte finish which integrates with the natural stone that dominates the design of the adjacent buildings.
Cost Energy Effectiveness : While there is no a completed design for the permanent bookstore and mail center, the modular building is temporary solution. In order to maintain a permanent appearance without absorbing a permanent cost, the building was installed on a standard dry stacked concrete block pier system on below grade concrete footers. A 180’ long deck with planters was constructed on the front of the building to maintain an at-grade appearance. On the other side of the structure, the fiber cement siding continues from the parapets to grade so that the 36” finished floor height could not be realized.
The open floor plan and ceiling allows Loyola to segment the building into smaller sections for different uses once the permanent building is finally completed. All the wheels and axles remain on the building in consideration of the potential relocation.

Technical Innovation : Modular Genius’ design team recommended a ventilated Rainscreen Cladding system as an effective alternative in moisture management and temperature regulation. An architectural design with the use of the Cembonit fiber cement panels in a rainscreen application was an ideal solution to achieve an energy efficient building utilizing exterior insulation to prevent thermal bridging and reduce condensation. The Cembonit panels act as a rainscreen on the outside of the building and keep the structural wall absolutely dry. The air space connected to the outside air evacuates water and humidity that might have penetrated behind the wall-cladding panels through its horizontal or vertical joints. Water will never reach the load bearing wall and/or the thermal insulation.
Inside the bookstore, no drop ceiling was installed to maximize ceiling height and create an open atmosphere. Acoustic TECTUM panels were installed to reduce sound attenuation and helping achieve the design vision.
