Architectural Excellence : Madison Manor is a vertically stacked 4 story double loaded corridor apartment building with a mix of studio, 1, 2, and 3 bedroom units totaling 64.
From an aesthetics standpoint, the project has just the right mix of contemporary modern features to make it stand out, yet still blend in to the neighborhood with a home like feel. The modern touches come from contemporary glazing and a flat roof giving it crisp urban simplicity. The building was finished off with cement lap siding consistent with the market rate apartments in the area.
Units came from the factory equipped with in suite laundry, central heat, air conditioning, full sized appliances & contemporary interior finishes like granite countertops. Located in proximity to a large neighborhood park and playground, and the conveniences offered by nearby shopping.
Cost Energy Effectiveness : Often we focus on the bottom line when we are discussing cost savings. While this project did meet those expectations, the bigger win is the rate at which the developer was able to get the product to market and start earning a return on their investment. This developer quickly begin work on multiple new projects, much quicker than he could have ever imagined with site built construction. The rate at which he has multiplied his market share with this simple formula is outstanding.
In a market that has a serious housing shortage, this project took advantage of all the typical cost savings associated with modular construction, (ie reduced cost of labor, production efficiencies, buying power, and most importantly: speed to market). An experienced modular designer in conjunction with a factory capable of building larger, more efficient modules and producing them at a rate of 20 modules per week were the necessary ingredients that made this project a success.

Technical Innovation : Developers chose modular technology to bring this project to market as quickly as possible, meet the high demand for housing, curb rising labor costs in the region, and take advantage of the increased control modular manufacturing offers.
The drive behind this design was to create something that was highly efficient from both a manufacturing and cost standpoint. Designers were successful in their pursuits, ending up with a box to unit ratio of 1:1.066. This design was so efficient and also successful at adding units to the market at a rapid pace that the developer has since begun work on 10 additional buildings within the year based on the same design.
