Architectural Excellence : The 64 apartment building is extremely efficient in its use of space. The apartments offer compact and economical living quarters for students of the nearby university. One bedroom units provide 257 s.f. of living space, while two bedroom units offer 382 s.f. of living space. While the apartments are compact, they are loaded with special features and their interior design is very bold and contemporary. The exterior design blends contemporary and traditional esthetics in order to express the innovative nature of the building while respecting strict rules within the historical district.
Cost Energy Effectiveness : Through the use of modular, the client obtained a superior quality building for a price that was competitive with building on site. Finishing the modules as much as possible in the plant to avoid costly labor wages on site was paramount in achieving cost-effectiveness. The project was delivered complete with all the finishes, furniture and accessories installed. Even the ceramic tile and large plate-glass doors were installed in the factory. The only thing left to do on site was to complete the mechanical and structural connection within the corridors, as well as siding junctions between modules and installation of the balconies.

Technical Innovation : In order to replace traditional tie-down systems and thus avoid leaving holes in the walls to connect the modules on site, special balcony brackets were designed to double up as structural components that tie the modules together side by side and storey to storey. Also, a high level of soundproofing between stories was achieved through minimizing the contact areas between superimposed modules. The only contact areas between the modules is through two perimeter plates that separate the 2x10 floor of the modules above from the 2x6 ceiling of the modules below.
