Architectural Excellence : Located underneath the west side of Portland’s Marquam Bridge this 9,000 square foot co-location building brings engineering and ingenuity together. Using the latest in modular techniques, Modern worked alongside engineers and architects to strategically design the interior of the space to provide a spacious and functional workplace. Copious amenities are provided, including: over sized showers, private restrooms, specialized office rooms, multipurpose conference rooms, and an open floor plan. The segmented office rooms around the perimeter of the building allow for each department head to have their own private office and meeting space, while the open floor office functions as a practical way of communicating and collaborating with the remainder of the staff.
Cost Energy Effectiveness : The multiple office layout and open room concept is able to accommodate the client’s entire staff saving them the hassle of dealing with other more expensive city offices. A significant decrease in total construction time which added larger savings was achieved through the simultaneous work of off-site building fabrication and on-site foundation work and assembly. In addition, the client was able to take advantage of greater savings by utilizing Modern’s factory direct construction and in house transportation, LEED AP Design, structural and civil engineers, and site crew.

Technical Innovation : The co-location layout allows for a more efficient and productive work environment. The design amplifies the collaboration across the various departments within building and improves the overall demeanor of employees. The occupancy sensors installed throughout the building reduce the use of energy used by lighting and mechanical systems. Foam core thermal envelope insulation contains indoor temperatures by preventing heat transfers from the surfaces of the exterior wall and roof. Furthermore, high efficiency plumbing fixtures and dual flush toilets systems added bonus savings to the client.
