Architectural Excellence : Milford Mill Academy in Baltimore County Maryland was undergoing a renovation which required the phased displacement of 16 classrooms. A single story, 16,884 square foot structure was required to house an entire grade during each phase of the renovation. A straight center corridor with double tier lockers gave the modular complex the same feel as the existing schools interior hallways. Keeping (16) classrooms under one roof with restrooms allowed each grade to switch classrooms without being exposed to the elements which was a major concern for the parents and staff.
Cost Energy Effectiveness : In an effort to save cost in bringing a large water line to the site for a sprinkler system, Modular Genius worked with the manufacture and designed and installed a site built 2-hour fire wall that divided the building into (2) separate buildings. This fire wall removed the sprinkler requirement. Building the fire rated wall within the building eliminated the need to site build the fire wall on site, thus preventing any delays caused by the fire wall construction on site.

Technical Innovation : While the requirement for Milford Mill Academy was to have (16) classrooms under one roof, Modular Genius realized that finding another use for such a large complex would prove to be difficult. Modular Genius designed the building so that it could be separated into separate (4) classroom complexes after the initial use; therefore, offering flexibility to utilize the buidling for smaller requirements in the mid Atlantic area. The restroom unit can be added to any of the separate (4) classroom complexes or be used as a standalone building. All of the electrical wiring and HVAC duct work are separated in individual modules to premote individular re-use.
