Architectural Excellence : The New York Red Bulls, a Major League Soccer team, needed a new centralized training facility near Red Bull Stadium on the outskirts of the Big Apple. Aesthetically, the facility had to be consistent with Red Bull’s iconic global brand. Functionally, it had to support a 24/7/365 business as well as the needs of world-class athletes. Research by ModSpace’s dedicated Sports & Entertainment Team included a tour of Red Bull Stadium, evaluation of the company’s on- and off-line properties, and interviews with team owners. The completed campus includes two floorless modular buildings. The seven-module office building was built for team management, video viewing and the media. Next door, the 14-module building hosts player activities and includes a full-service cafeteria, locker room with adjacent weight room, and training and physical therapy rooms. Both buildings sit next to three outdoor soccer fields, one of which is heated.
Cost Energy Effectiveness : Cost effectiveness for the Red Bull project started from the ground up. Red Bull leases the land, so buildings had to be relocatable. The slab-on-grade foundation provided costs savings that a traditional structure could not. It also eliminated extreme, and costly, measures for water management. Each HVAC unit manages multiple zones within each building. The players’ building was outfitted with six roof-mounted HVAC units for the 14 modules provided, while the office building has three roof-mounted HVAC units for its seven modules. The multi-zone climate control system allows building managers to heat, cool or shutdown areas while not in use, such as when the team is on the road or during the off season. While cost savings and energy efficiency in operating a winning Major League Soccer team are not a top priority, intelligent design provided both elements while providing additional functionality to help the players.

Technical Innovation : The ModSpace Construction Services Team conducted a thorough evaluation of the site and customer requirements. The team determined that a floorless modular slab-on-grade solution would provide the greatest durability, flexibility and overall value for Red Bull. Water management was a particular benefit of the slab-on-grade foundation. Water use throughout both buildings would be extensive. The floorless approach provided an affordable way to incorporate showers, hydro-therapy, kitchen operations, grounds maintenance and more. Exterior finishes also required innovation. Buildings were clad with a custom-tailored cementitious panel rain-screen system. The system eliminates matelines to create a building that’s indistinguishable from conventional structures, but still has the benefits of modular.
