Architectural Excellence : With a design assist approach utilized on this project, the project architect and the modular building design team were able to collaborate on design considerations during the conceptual phase of the project to ensure modular construction systems selected would support the design intent. The project consists of eight separate structures which house an entire charter high school campus and the related functional spaces. The buildings contain 14 instructional classrooms, 5 flexible learning labs, 2 science laboratory classrooms, administrative spaces, and restroom spaces. The building exterior is covered with various sizes of horizontal lapped fiber cement siding panel and aluminum panel accents, to create a contemporary architectural presence. The building interior features abundant natural light in every educational space due to the extensive use of large glazing systems. The finished campus reflects the successful efforts of all team members to provide a design focused experience.
Cost Energy Effectiveness : Due to the complexity and scope of the project, the ability to perform the work in a factory environment provided the opportunity for significant cost reductions and increased quality control measures. The careful placement of the restrooms allowed a majority of those spaces to be enclosed on all sides within a single module and to leave the factory fully finished. Spaces that could not be enclosed due to size or location were partially finished in the factory and wherever possible the remaining finishes were pre-cut in order minimize the duration of work on site. The electrical distribution system was designed to provide sub-panels spread throughout the building to reduce the number of electrical connections made in the field. Where possible the ductwork was designed to be installed within a single module which eliminated the need for horizontal connections in the field.

Green Building Description : Efforts were made across all project phases to implement Green Building strategies in a cost effective manner. High efficiency space conditioning systems, with high MERV rated filters were used throughout the project. Low and No-VOC products, materials, paints and coatings are used throughout the building. Non-absorbent materials and canopies are used adjacent to exterior doorways to reduce the potential for moisture transfer into the building. Nearly every occupied room has abundant glazing to allow for natural light. All electric lighting in the building features occupancy sensor controls. The primary structural system consists of a steel frame which is constructed using high recycled content components.

Technical Innovation : In order to minimize the site labor component of the project, Silver Creek did extensive planning and coordination while designing the interior layout and utility routing. The electrical distribution was designed to minimize interconnection between modules. The mechanical distribution systems were designed to meet the zoning requirements necessary for the occupants while limiting the horizontal connections necessary in the field. Light weight concrete floor modules were constructed in the factory to provide a more durable and permanent floor structure.
