Architectural Excellence : The project consists of six two-story structures which in combination form a restorative care medical campus. The project includes five identical Residential Treatment Program (RTP) buildings and one Recuperative Care Center (RCC) building. Each RTP building contains 7 double occupancy sleeping rooms, 2 single occupancy sleeping rooms, clinical offices, administrative offices, group therapy rooms, assembly spaces, restrooms, laundry rooms, and support spaces. The RCC building 12 quad occupancy sleeping rooms, clinical offices, administrative offices, group therapy rooms, assembly spaces, kitchen, dining rooms, lobby, restrooms, laundry rooms, and support spaces. The exterior features a stucco wall finish with parapets. The interior finishes consist of vinyl plank, carpet tiles, ceramic tiles and painted drywall. The interior and exterior utilize accent color and materials to support wayfinding and to develop a calm environment.

Cost Energy Effectiveness : The project owner recognized early in their planning process that modular construction was the most cost-effective construction method for the construction of their project. By utilizing off-site construction methods, they were also able to realize significant schedule advantages as compared to traditional construction. To accommodate the project program and space plan requirements the development of custom modules was necessary to improve fabrication efficiencies. During the design process the interior spaces were carefully planned to maximize the work that could be performed in the factory. Where possible the restroom facilities were designed and located to be fully contained within a module to allow those spaces to be completed in the factory. Utility system routing was designed to maximize installation in the factory. Interior stairways were factory installed to reduce work on site. Modular elevator systems were utilized to accelerate the occupancy schedule.

Technical Innovation : To meet the project requirements a series of custom modules were developed. A 12’-0” x 41’-0” module was utilized for the RTP buildings. The RCC building utilizes 12’-0” x 32’-0” and 12’-0” x 52’-0” modules. The RTP building utilizes wood panel shear walls as the lateral force resisting system while the RCC building uses an ordinary moment frame. Both building types feature interior stairways with custom modules to accommodate the floor openings, the RCC building also included an interior shaft for a modular elevator tower. Windows are used where possible to provide natural daylighting. High efficiency LED lights with occupancy sensing controls and automatic daylighting controls were used in all occupied spaces. Manual dimming controls and occupancy sensing plug load controllers were provided throughout. Wall assemblies separates clinical rooms or sleeping rooms and adjacent spaces were designed to provide acoustic separation for sound mitigation.
