Architectural Excellence : This unit was closely monitored by the customer from beginning to end. They hand selected every item from the siding to the plumbing fixtures so everything would match the cottages already on site at the Resort. Ceramic tile is incorporated in restrooms and kitchen while distinctive wood flooring is featured in the dining area. Concrete siding, dual pane windows, 8’ custom doors throughout and speciailized cooking equipment are a few of the custom options. The restaurant and bar sit on the Colorado River in Needles, CA catering to the boating public. Pirate Cove is fully equipped as a restaurant, bar, and bikini bar (to cater to those coming from the water). This unique setting is a great example of the versatility of modular buildings.
Cost Energy Effectiveness : Once delivered, this building was ready for occupancy in 3 weeks. A site built unit would have taken 4 months from the time the jobsite was prepared and ready. The cost of a stick built unit would have been more that double the cost. The doors and dual pane windows are large and allow the right amount of sunlight in during the day which helps conserve electricity. The wall mount A/C units were removed and new higher efficiency roof mounts were installed.

Technical Innovation : The customer needed to stay within a tight a budget for their facility and modular was the only way to achieve their goal. They did not have the time to build a new unit and Pac-Van had the solution. A used building was available with most of the customer’s requirements already present. Of course modification was needed to properly represent the customer’s project and marketing plan. That is where innovation comes in to play. Customer had strict deadline that could not have been met if they would have gone with a site built unit. This unit can also be relocated at customer’s discretion. There is the ability to reduce or enlarge the unit instantly. The interior was completely renovated and all new finishes were applied. The building was designed to fit in well with the “beach like” scenery that surrounds it. Approximately 240 boaters dock at this location.
