Architectural Excellence : The project included the new construction of an eight-storey senior living residence, consisting of 125 suites within a 126,000 sqft building plus 28,100 sqft of underground parking and a memory care wing. The building’s superstructure is comprised of a poured concrete foundation, prefabricated light gauge steel wall panels and the COMSLAB flooring system. All interior and exterior Load-bearing wall panels were pre-built offsite and erected upon an (avg) 14,000 sqft floorplate by A-LINX. The wall panel layout included all exterior panels from the 2nd to 8th floor prefinished with an Exterior Insulated Finished System (EIFS) and the interior load-bearing panels supporting the flooring system utilizing a demising wall-to-demising wall approach. Completely designed and prefabricated offsite using varying gauges of cold-formed and structural steel components, the complete exterior facade was designed to complement the surrounding neighborhood and adopt its building construction typology.
Cost Energy Effectiveness : The complete design of the building was coordinated around the use of the Cold-Formed Steel Wall Panels and its ease of installation with the Comdeck System. The fabrication of the offsite built wall panels followed a Lean Construction Approach, which focused intently on Employee Safety (zero factory-related injuries), Quality, Throughput (QC system with sequential inspection), and unnecessary Cost Avoidance (made to measure material). Properly executing this methodology involved a completely different approach to project delivery from the buildings original construction design intent, and as such, was continuously engaged in identifying cost cutting methods, available reductions in construction time, production efficiencies and effectively managing the project from start to finish. In total, all panels were built with 10 factory employees and erected with 4 on-site labourers, with an average of 150 LF of wall panel being erected daily, which arrived on site in sequence of install.

Technical Innovation : The uniqueness of the building design included several key components, one being the Prefinishing of load-bearing panels, which would normally be constructed and installed as clip-on panels. Using this approach, both interior and exterior wall panels were able to be installed in parallel with the cores and COMDECK flooring system. This created a scheduling advantage for the client, as the building was able to be largely enclosed at the completion of each floor as the structure was being erected. The façade finish included a combination of solid stucco finish and a brick design, all factory applied offsite. As well, each panel was designed to compliment the mechanical system within the structure. This included predetermined penetration locations for all heating/cooling units within each of the 125 suites. Each exterior panels arrived onsite complete with full load-bearing capability, finished EIFS facade, perimeter concrete pour-stop and MEP install ready. Interior panels bare.
