Architectural Excellence : The five-storey, 34,700 sq ft supportive housing project features 62 single occupancy suites, including 8 suites built for those with disabilities. Each unit contains a bathroom, kitchenette, and private living space over approx. 300 sq ft. The building’s interior design features a central amenity space on the ground floor, including a commercial kitchen and common laundry and lounge facilities to encourage resident interaction. A modern, simple exterior design was chosen to blend with the surrounding area. While housing the common areas of the facility, the ground floor has a commercial storefront appearance to enhance its appeal with the neighbouring buildings. The upper four floors house the resident units. The building is designed to suit the operator’s need to support residents as they rebuild their lives. The kitchen space provides two meals a day, and the building also includes a doctor’s office and program space where resident programs like yoga and crafts can take place.
Cost Energy Effectiveness : For the Government of British Columbia, choosing modular construction offers a way to quickly increase supportive and other affordable housing supply with no significant impact when compared to site-built construction. The ability to leverage previous designs and experiences from more than two dozen projects with Horizon North also contribute to cost efficiencies. Several of the project’s components are focused on efficiency and long-term value, resulting in lifecycle cost savings for the owner and operator, including: LED fixtures, high-efficiency HRV systems, and individual P-Tac units. Finally, the use of modular construction provides the owner with the immediate benefit of timeline reduction, meaning smaller costs associated with on-site manpower and overall project personnel.

Technical Innovation : For this project in Kamloops, BC Housing wanted a look and feel different from earlier iterations of supportive housing constructed by Horizon North in Vancouver and other areas of British Columbia. The ground floor was re-configured from earlier structures to house only the amenity space, with the living units moved to the upper floors. The main floor module heights were increased to further improve the “commercial” space, and a modular elevator was installed to service the upper floors. All central amenities are designed to accessibility standards. The building is designed in accordance with client requirements for compliance with BC Energy Step Code 3. All suites are self-contained, including an independent hot water tank and heat recovery ventilator. Efficient lighting, plumbing and mechanical features meet the required compliance with Step Code 3, including LED lighting, high efficiency HRV and P-Tac (heat and cool) for every unit.
