Architectural Excellence : Spokane Rock urgently needed a new corporate office building that would be ready to move into within six months. The client requested a building design that would provide a contemporary rugged exterior, one that would complement their location adjacent to a continuously operating gravel pit. Modern’s design included concrete lap-siding wainscoting, board & batt upper siding, with stack-stone wainscoting on the front sides & columns. The structure showcased a large, stained wood, open-beam front porch, with a 4/12 pitch roof with 24” eaves & 40 year architectural shingles. The building also featured large-gridded commercial windows, storefront double-doors, a custom front reception counter, stained wood window trims with solid-core doors, ceramic tile flooring at the entryway, kitchen, back hallway & in both restrooms. The balance of the building utilized t-grid suspended ceilings with recessed lighting, painted sheetrock interior walls, & 26 ounce nylon carpeting.
Cost Energy Effectiveness : The client wanted an attractive corporate headquarters, one that was low-maintenance, yet stayed within budget. The design focused on using standard building materials whenever possible, and combining them with some select upgraded items, such as stack-stone exterior and ceramic tile flooring. The building team chose a roof pitch which was steep enough to be visually attractive when completed, but could be quickly and efficiently installed using cap-trusses in just a few days. This was essential to the overall project timeline and budget. Additionally, the floor-plan was specifically designed with an open-concept, to minimize interior walls and on-site labor, reducing costs while maximizing future flexibility.

Green Building Description : This new structure featured a wide-range of environmentally friendly, energy-saving features, inherent with today’s modular construction. The structure’s building shell boasts R21 insulation, with R38 roof insulation and R21 floor insulation, along with rigid R7 insulation under the siding. This new structure also utilized high efficiency, electric, pad-mounted heat-pumps, insulated low-e triple-pane windows, the latest in moisture and air-infiltration building wraps, plus occupancy sensors for florescent lighting. The construction process utilized a substantial number of recycled composite materials whenever possible, for superior efficiency, including zero waste streams on-site and in the factory.

Technical Innovation : Due to the constant rumbling of the trucks and loading machines on the site, the client was concerned about noise transferring inside the building. Modern’s design team recommended upgrading to triple-pane insulated windows and installing rigid insulation under the siding, to provide additional sound control measures. Regarding the critical nature of getting the client moved in on time, a 275 ton crane was supplied to lift the modules onto the foundation. This provided maximum efficiency, and allowed two installation crews to work on separate procedures, such as lifting the cap trusses into position and completing the roof...helping achieve substantial completion and client move-in within 21 days.
