Architectural Excellence : The St. Genevieve preschool/daycare facility consists of two buildings, totaling 2,904 square feet, providing ample space for a licensed public daycare center. The building includes classroom space, work areas, supply rooms, a break room, preschool children’s restrooms, adult unisex restrooms and private office space.
The interior walls are finished with tape and textured drywall, all interior corners are bull-nosed and the ceilings have curved soffits. The exterior of the building is finished with hardipanel horizontal lap siding, providing a softer, more residential look. The floor was redone using mostly gray tile with yellow squares dispersed throughout. This architecturally pleasing design provides an inviting environment for the daycare center’s clientele.
The buildings were positioned around trees, preserving the existing scenery and preventing extensive site disruption. The buildings were painted to be visually appealing and match the newly created playground areas.
Cost Energy Effectiveness : St. Genevieve had the opportunity to take advantage of the cosmetic upgrades designed into the building for its initial use. These upgraded features added a great amount of value to the client. These upgrades include: French doors, hardipanel horizontal lap siding and mud and tape textured walls and ceilings, giving the building a softer, more appealing look.
Because of the versatility of this space, as well as the unique design features and upgraded finishes incorporated into the buildings, these properties will continue to provide value to clients utilizing this space. The repurposing of these buildings demonstrates the unique ability of modular construction to transcend different markets with a value-added solution. It also demonstrates the ability of modular construction to be a ‘green’ construction method; the buildings were recycled, repurposed and used by another client.

Technical Innovation : The buildings were originally designed as office space. To convert the buildings into a daycare facility and to create open space in the buildings, walls were removed. Plumbing fixtures were added and one office in each building was converted into restrooms specifically designed for preschool children. The repurposing of these buildings provides solid evidence of the flexibility of modular construction.
The building’s roof design features a 2 ¾” to 12” slope with asphalt shingles. The unique roof slope makes the building higher than typical modular structures; the building stands 17 feet tall and is aesthetically pleasing.
Since the client does not own the building site, M Space chose a method of installation that involved less site disruption. Installation was achieved through a state-approved surface mounted floating foundation system, which does not use footings.
